The Challenge

  • Obtaining planning permission in the Greenbelt is always difficult but with SJW's previous experience we knew that a successful outcome was realistic.

  • Despite submitting a well-prepared application for a single-storey family home, Cheshire East Council initially refused permission. The decision lacked clear policy grounds - and we knew we had a strong case.

  • At this point, most landowners might walk away. But our client didn't need to worry. We funded the entire planning process and managed every step, including consultants and legal supoort. With confidence in our strategy, we appealed - and won.

  • We negotiated a low-risk agreement with the landowner - base land value + 50% of any uplift.

  • We designed a single-storey rural-style family home in keeping with its surroundings.
