Whim Brook Walk, Wilmslow

The site originally housed an unused indoor tennis court with parking for 10 cars. It was falling into disrepair, creating an eyesore for the local community.

The Challenge

The first hurdle was finding the property owner, eventually located via a Land Registry search—living in Mallorca. Negotiations were conducted directly, leading to a “subject to planning” agreement and a formal option contract.

Our Approach

Identified the opportunity on a neglected site

  • Contacted the owner with a personal letter

  • Negotiated an amicable, mutually beneficial deal

  • At our own cost, submitted a high-quality planning application

  • Gained approval for 5 family homes at the first attempt

  • Executed the option agreement, purchased the property, and appointed a local builder to complete the homes

  • All units sold before completion, delivering a win-win for all parties

The Outcome - Planning Permission Granted

We successfully gained planning permission on this redundant tennis court. The planning permission awarded was for five dwellings – a set of semi detached houses and a row of three terraced houses. The design was sympathetic to the existing street scene.
