The Challenge

The key challenge was securing a Certificate of Lawfulness to confirm the land’s equestrian use-essential before progressing to residential planning. Another complexity was purchasing the land outright, “at risk,” without residential planning in place.

  • Purchased directly from the owner at an above-market price for a quick transaction

  • Secured the Certificate of Lawfulness for equestrian use

  • Submitted and secured residential planning approval at the first attempt

  • Sold the plot with planning in place to a self-builder to self-deliver their dream home

Planning Granted

This site was a stable block located in the Cheshire green belt. We gained planning permission for a single storey dwelling spanning 3,500 sq ft. In order to ensure we gained planning permission we worked alongside our team to create a design that complies with local planning policy.
